S. A. Miro, Inc. provided civil engineering services for the development of a new 116,500 SF, three-story medical office building (MOB) located at 8383 W. Alameda Avenue in Lakewood.
The project involved site development adjacent to an existing Kaiser Permanente facility, with plans to subsequently demolish the original building and convert that area into surface parking. The 8-acre site was carefully planned to accommodate access, utilities, stormwater management, and sustainable design features, supporting the building’s LEED Gold certification.
S. A. Miro, Inc. led the Lakewood Site Plan process, coordinating closely with the owner and design team to ensure seamless integration of the new facility with existing site conditions. Vehicular access is maintained via curb cuts on Carr Street and S. Ammons Street, while no access is provided from Alameda Avenue.
The surface parking plan accommodates approximately 450–500 spaces, including accessible parking and EV charging stations. Pedestrian and site circulation were designed to complement public amenities, including a walking path, outdoor pavilion, and public art elements.
Civil engineering services included potable water and fire service connections, which required relocation of existing mains and easements to accommodate the new building. Sanitary sewer connections were designed using existing mains, with potential on-site relocations as needed.
Stormwater treatment and detention were key components, with an existing detention pond evaluated for redesign and reconstruction to meet current standards. The site also incorporates underground detention systems to support sustainable stormwater management.
This facility is one of the first in the region constructed using an environmentally sustainable modular building approach, which accelerates construction, reduces environmental impact, and supports long-term operational efficiency.
Additional sustainability features include solar panels to support Kaiser Permanente’s carbon-neutral goals and temporary irrigation to establish landscape growth, coordinated with a sub-consultant. Interior and exterior planning focused on improving the patient experience with larger exam rooms, public amenities such as the Butterfly Pavilion and Thrive Path, and integration with surrounding infrastructure.
Through careful civil planning and infrastructure coordination, S. A. Miro, Inc. provided a foundation that allowed the Lakewood MOB to meet ambitious sustainability, accessibility, and functional goals, creating a modern, resilient, and environmentally responsible medical facility.
