These projects are often multi-phased and may include a range of building types that function both independently and as part of a larger, cohesive development. Our work spans retail and restaurant spaces, fitness facilities, parking structures, residential buildings, offices, hospitality venues, and adventure-oriented environments, whether as standalone buildings or fully integrated environments where uses are stacked, connected, or interwoven to create places where people live, work, meet, and gather.

Because mixed-use developments are typically larger than infill projects and require more extensive infrastructure, they present opportunities for a more holistic and creative approach to engineering. We coordinate closely across disciplines to align structural systems with civil design strategies such as utility main planning, roadway layout, and overall site organization. These projects are often delivered in phases, requiring each component to function on its own while supporting long-term development goals. We approach this complexity by understanding the big picture while also treating each building as its own project, ensuring that early decisions support future phases without unnecessary redesign.

Stormwater management is also approached at a site-wide level, with detention and water quality systems often designed to serve the entire development rather than individual parcels. These systems are frequently integrated at grade, allowing collaboration between civil and landscape teams to transform infrastructure into natural, landscaped features that enhance the site and create usable outdoor spaces for residents and visitors. At the building level, each occupancy introduces distinct structural and functional requirements, and decisions in one area can significantly affect adjacent uses and the overall system down to the foundation. We identify and resolve these challenges early through close collaboration with architects, developers, and consultants.

To support the variety of building types and uses within mixed-use developments, we work with a range of structural systems and materials, including steel, cast-in-place and post-tensioned concrete, precast systems, wood framing, and select masonry or mass timber elements. By aligning structural and site design with the broader vision of the project, we help create environments that are efficient and engaging, developed to support not just the architecture, but how people experience and use these spaces over time
