S. A. Miro, Inc. supported the project through the development of a detailed Infrastructure Master Plan that establishes a flexible framework for phased redevelopment. This effort coordinated horizontal and vertical infrastructure systems, open space, and multimodal connections, including vehicular, pedestrian, and bicycle circulation.

Central to the master plan were a Master Drainage Study and Master Utility Study, which defined site grading strategies, stormwater detention and water quality requirements, and utility system sizing and layout. These guiding documents provide a technical foundation for long-term development while allowing adaptability across multiple phases.

The residential phase advances the site’s evolution with a multifamily development located at the northeast corner of Belleview Avenue and Ulster Street in Denver. This phase includes approximately 409 apartment units, 646 structured parking spaces, and over 4,600 SF of ground-floor retail.

Designed as part of a broader three-phase redevelopment, the project leverages infrastructure established during the master planning phase, including internal drives, utility extensions, and regional water quality systems. Civil design efforts focused on providing building-level services such as sanitary sewer, domestic water, and fire protection, while ensuring compliance with the previously approved master plan.

Streetscape improvements, including sidewalks and landscaped tree lawns along the project perimeter, enhance pedestrian connectivity and integrate the development into the surrounding urban fabric.

The retail phase represents the initial vertical development and infrastructure implementation for the site, occupying approximately 6.2 acres along the southern portion of the property. This phase includes four single-story buildings totaling roughly 36,000 SF of retail space, supported by at-grade parking and internal drive aisles. S. A. Miro, Inc. provided comprehensive civil engineering design for site utilities, including sanitary sewer, water distribution, and storm drainage systems sized to accommodate both immediate needs and future phases identified in the Infrastructure Master Plan.

The design also incorporates a water quality treatment facility to meet regulatory requirements, while aligning with broader site stormwater strategies established during master planning.

Across all phases, careful coordination with local agencies and adherence to jurisdictional processes were critical to project execution. Approvals included amendments to the Site Development Plan, storm and sanitary reviews, and coordination with Denver Water and other regulatory bodies.

By integrating phased development with a robust infrastructure framework, S. A. Miro, Inc. helped position Marina Square as a cohesive, scalable, and resilient mixed-use destination within the Denver Tech Center.

Miro, Inc. contributed to multiple components of the district, including master planning efforts, the Mission Ballroom, and the Mica Apartments, helping establish a cohesive framework for long-term growth. Our involvement extended to streetscape design, site development, and utility infrastructure, supporting the creation of a connected and pedestrian-oriented urban environment.

As part of the early-stage planning, S. A. Miro, Inc. advanced 30% streetscape design documents in collaboration with Sasaki. This effort included civil site planning with signage and striping, paving and grading plans, and conceptual stormwater strategies.

Roadway alignments were refined to enhance circulation and connectivity across the development, while detailed site elements and outline specifications established a foundation for future design phases. These improvements were carefully integrated with the district’s broader vision, balancing functionality, constructability, and urban design intent.

Parcel B represents a significant mixed-use component within the North Wynkoop development, encompassing approximately 664,000 square feet across three buildings with a maximum height of 12 stories.

The program includes office, residential, hotel, extended-stay accommodations, retail, and associated amenities, all supported by a shared below-grade level. The site is bounded by Wynkoop Alley, Wynkoop Street, 41st Street, and Brighton Boulevard, with infrastructure designed to leverage existing utility networks. Domestic water and fire service are provided via existing mains, while sanitary sewer connections tie into adjacent systems without the need for new mains.

Stormwater management is coordinated with existing regional facilities, incorporating on-site water quality measures while avoiding the need for detention. The design approach reflects a high level of efficiency, integrating new development within an already established urban framework.

The Mica Apartments further advances the district’s residential density with an 11-story multifamily building featuring approximately 392 units and ground-floor retail. Structured parking is accommodated within a three-level podium, with vehicular access from Wynkoop Alley and 43rd Street, and multiple pedestrian entry points designed to meet City of Denver requirements, including Minimum Lowest Opening Elevations.

The project required careful coordination with public agencies to implement streetscape improvements along Brighton Boulevard, including sidewalks and landscaped tree lawns that enhance the pedestrian experience.

Utility infrastructure for the residential development was designed to integrate seamlessly with existing systems. Domestic and fire water services are drawn from adjacent mains, while sanitary sewer connections tie into nearby public infrastructure.

Stormwater design leverages regional detention facilities, supplemented by on-site water quality measures developed in coordination with the architect, landscape architect, and municipal agencies. Although the site lies outside the FEMA 100-year floodplain, resilience and sustainability remained key considerations, including support for civil-related LEED strategies.

Across all components, S. A. Miro, Inc. provided a coordinated civil engineering approach that balanced technical requirements, regulatory coordination, and the broader vision for a vibrant, mixed-use district in Denver.

The development spans multiple parcels, including the World Trade Center Complex, Parcel F, and several future residential, office, retail, and cultural components, integrating infrastructure, buildings, and public spaces across an extensive urban site.

Civil engineering services include planning, design, and construction oversight for roadways, sidewalks, tree lawns, street lighting, irrigation, and traffic signalization, aligned with the approved Infrastructure Master Plan. Miro coordinated domestic and fire water service, sanitary sewer connections, and stormwater collection, conveyance, detention, and water quality facilities, including both above-ground and underground systems. Roadway improvements include phased extensions of Fox Street, Huron Street, 43rd Avenue, and Elati Street, with connections designed to support both current and future development. Permitting support encompasses Denver Site Development Plans (SDP), Transportation Engineering Plans (TEP), Storm and Sanitary Plan Review (SSPR), Construction Activities Stormwater Management Plans (CASMP), and Denver Water approvals.

Our structural engineering services address both new construction and adaptive reuse. Key projects include the renovation and vertical expansion of the Press, North, and Warehouse buildings to accommodate residential, office, retail, and cultural uses, along with rooftop urban agriculture and mass timber or steel-framed office floors. Our team is designing tower crane foundations, parking garage structures (P1–P3 levels with over 400 spaces), and structural accommodations for plazas, open space planters, and future building superstructures. A 78-foot tunnel supporting 45th Avenue is being engineered to accommodate earth loads, vehicle surcharge, and multiple foundation alternatives, ensuring compatibility with adjacent parking and cultural facilities.

Additional work includes foundation drainage systems, integration with phased infrastructure projects, and coordination with architectural, geotechnical, and subconsultant teams. We’re providing detailed civil and structural plans, grading layouts, utility plans, and Denver Fire Plans, ensuring design compliance while supporting phased construction sequences.

Through multidisciplinary expertise, S. A. Miro is enabiling Fox Park to achieve a seamless integration of complex civil and structural systems, supporting residential, commercial, and cultural programming. The project is delivering sustainable, urban-ready infrastructure and buildings, providing a framework for future growth while enhancing Denver’s revitalized Globeville district.
