S. A. Miro, Inc. provided civil engineering services for The Reserve at Lone Tree, a project that included site development of a multi-building senior living residential community totaling approximately 220 units and 262,000 SF.
The program includes a four-story assisted living and memory care tower and an eight-story independent living tower, connected by a 120-car underground parking garage, as well as two additional two-story flats buildings.
The site is located within the RidgeGate development, east of South Havana Street and south of High Note Avenue, on approximately 4.5 acres of currently vacant land. The layout is planned to support efficient circulation, integrated building access, and coordinated site infrastructure to serve a range of residential and care needs.
Primary vehicular access was facilitated from both South Havana Street and High Note Avenue via right-in/right-out movements. Out team planned the utility infrastructure to include potable water service for domestic use and fire protection from an existing main in South Havana Street, with an internal looped water system providing service lines, fire hydrants, and associated connections throughout the site.
The water system was public and required appropriate easements. The project also included a grease interceptor, with final sizing and location coordinated alongside architectural and plumbing design.
Stormwater management was addressed through a system of inlets and underground piping conveying runoff to an off-site detention and water quality facility to be designed and constructed separately. The project was required to comply with an overall master drainage plan, and coordination with local agencies will establish final drainage strategies.
