The Marina Square redevelopment represents a comprehensive transformation of a 13.82-acre site in the Denver Tech Center, formerly occupied by an aging retail center, with civil engineering services provided by Miro.
S. A. Miro, Inc. supported the project through the development of a detailed Infrastructure Master Plan that establishes a flexible framework for phased redevelopment. This effort coordinated horizontal and vertical infrastructure systems, open space, and multimodal connections, including vehicular, pedestrian, and bicycle circulation.
Central to the master plan were a Master Drainage Study and Master Utility Study, which defined site grading strategies, stormwater detention and water quality requirements, and utility system sizing and layout. These guiding documents provide a technical foundation for long-term development while allowing adaptability across multiple phases.
The residential phase advances the site’s evolution with a multifamily development located at the northeast corner of Belleview Avenue and Ulster Street in Denver. This phase includes approximately 409 apartment units, 646 structured parking spaces, and over 4,600 SF of ground-floor retail.
Designed as part of a broader three-phase redevelopment, the project leverages infrastructure established during the master planning phase, including internal drives, utility extensions, and regional water quality systems. Civil design efforts focused on providing building-level services such as sanitary sewer, domestic water, and fire protection, while ensuring compliance with the previously approved master plan.
Streetscape improvements, including sidewalks and landscaped tree lawns along the project perimeter, enhance pedestrian connectivity and integrate the development into the surrounding urban fabric.
The retail phase represents the initial vertical development and infrastructure implementation for the site, occupying approximately 6.2 acres along the southern portion of the property. This phase includes four single-story buildings totaling roughly 36,000 SF of retail space, supported by at-grade parking and internal drive aisles. S. A. Miro, Inc. provided comprehensive civil engineering design for site utilities, including sanitary sewer, water distribution, and storm drainage systems sized to accommodate both immediate needs and future phases identified in the Infrastructure Master Plan.
The design also incorporates a water quality treatment facility to meet regulatory requirements, while aligning with broader site stormwater strategies established during master planning.
Across all phases, careful coordination with local agencies and adherence to jurisdictional processes were critical to project execution. Approvals included amendments to the Site Development Plan, storm and sanitary reviews, and coordination with Denver Water and other regulatory bodies.
By integrating phased development with a robust infrastructure framework, S. A. Miro, Inc. helped position Marina Square as a cohesive, scalable, and resilient mixed-use destination within the Denver Tech Center.
